N° 01

Property evaluation for long-term homeowners

The Home You Have Today

A home can change considerably during years of ownership. Flooz Digital provides property evaluation, property information and consultation that considers the property in its current state, including the replacements, additions, maintenance, condition and contextual changes that accumulated over time.

N° 02 · Then / Now

The price paid and the condition of the house at purchase describe a moment that has passed. They do not describe the property as it stands today.

The property you bought and the property you own

Then
The same kind of house today: a replaced window glowing at evening, a matured tree and an added timber deck
Now
What changed between
  • Some parts remain original
  • Some are replaced
  • Some are added
  • Others simply age

Over ten, fifteen or twenty years, a house rarely stays still. Its roof, windows and mechanical systems follow their own timelines. Rooms are used differently. Planting matures. The purchase figure remains fixed in memory while the property it described keeps changing.

Looking at the current configuration and condition of the home gives more useful context than anchoring everything to what was bought. That is where a Flooz Digital evaluation begins.

Who we are · What we do

Flooz Digital examines whatexists now

We provide property evaluation, property information and consultation for sellers and long-term homeowners.

Our work is built around one principle: a current evaluation should reflect the home you have today, not the home you bought years ago. We look at the property in its present state, explain what we find in plain language, and help you understand its position before you decide what comes next.

01

Property evaluation

A considered evaluation of the home in its present state: configuration, condition, what is original, replaced or added, and how it sits within its current surroundings.

02

Property information

Clear, organized information about your property: documented changes, maintenance history, existing characteristics and the local context relevant to a current evaluation.

03

Consultation

A conversation about what the findings mean for you: what deserves attention, which questions to ask, and what to consider before setting a price, improving or selling.

Who we work with

  • Sellers who have owned their home for many years
  • Long-term homeowners not yet ready to sell
  • Owners preparing for an asking-price conversation
  • Owners deciding whether further improvements make sense

What we help with

  • Understanding your property's current position before selling
  • Separating what is original, replaced and added
  • Documenting improvements and maintenance that are easy to forget
  • Reading how the surrounding area has changed
  • Deciding what deserves attention before the next step

Every evaluation begins with a conversation.

N° 03 · Original / Replaced / Added

Three useful ways to look at whatis there now

A practical way to sort a property you have owned for years. Most elements of the house fall, more or less, into one of three groups.

  1. 01

    Original

What remains from the property as it was purchased: the structure, certain materials, established features and, in some homes, older systems still in service. Original is not a criticism. It describes age and condition.

  2. 02

    Replaced

Roofing, windows, HVAC, electrical components, plumbing elements and appliances renewed during ownership. A replacement usually resets the age of one part of the house, not the whole of it.

  3. 03

    Added

Decks, storage, landscaping, built-ins, converted spaces and extensions. Additions change how the property exists or functions, and sometimes how it is measured and described.

A note on method

This is not a formula. A replacement or addition does not automatically increase value by what it cost. The purpose is a more accurate picture of the property that exists now.

In a Flooz Digital evaluation, we go through the property with you element by element and record what is original, replaced or added, so the evaluation describes the house you actually own.

N° 04 · The improvements you may have stopped thinking about

Not every important change looks like a renovation

A new kitchen or a major addition is easy to remember. Years of ownership also contain less visible work, finished long ago and rarely mentioned since.

Windows / Updated

Drainage / Improved

Exterior / Maintained

These items are easy to stop thinking about once they are done. Documenting them, with approximate dates and what was involved, helps establish what condition the property is actually in today.

  • Roof replacement
  • New windows
  • Insulation
  • HVAC work
  • Drainage
  • Electrical
  • Plumbing
  • Exterior maintenance
  • Structural repairs
  • Driveway & access

Maintenance

Keeps an existing element working as intended. Expected of any well-kept home.

Replacement

Exchanges a worn element for a new one of similar function. Resets its age and often its condition.

Improvement

Changes what the property offers: capacity, efficiency, layout or use.

Maintenance, replacement and improvement are not automatically the same thing. Money spent on any of them does not translate into the same amount of value. Each is considered for what it actually changed.

How Flooz Digital helps

We help you assemble a clear record of this work: what was done, roughly when, and whether it was maintenance, replacement or improvement. Invoices, warranties and approximate dates are useful, but not required to begin.

Start with a conversation

N° 05 · Ten years of small changes

Small changes can accumulate into a differentproperty picture

Many long-term owners never completed one large transformation. The house changed gradually instead: maintenance, replacements, a room put to different use, planting that matured, storage added, exterior work, small modifications made one season at a time.

2016

Rear gutters and downpipes renewed. The smallest bedroom becomes a permanent study.

2019

Records, kept

2022

Today

No single renovation. Many small decisions. The current property.

Illustrative markers.
Not a record of any specific property.

A current evaluation should not assume a house is essentially unchanged simply because there was never one dramatic renovation. Individually minor items can add up to a meaningfully different property, and they are worth gathering in one place. Flooz Digital helps you reconstruct that timeline, so years of small changes are reflected in a current evaluation.

N° 06 · When the neighborhood changed around the house

Someone who has lived in one place for many years may still picture the surrounding area as it was on the day they moved in. Current property context is also shaped by what happened around the house since then.

  • Services & amenitiesShops, schools, healthcare, open space
  • Street characterTrees, traffic, frontage, upkeep
  • Recent nearby salesComparable properties and condition
  • Local demandWho is looking in the area now, and for what
Observed, not assumed

The property is not the only thing thatmay have changed

The home changed over time. Its surroundings may have changed too.

None of these factors automatically raises or lowers value. A new amenity can matter a great deal to one property and very little to another, and new development can work in either direction. Each is considered in relation to this house, on this street, at this point in time.

As part of every evaluation, Flooz Digital reviews the surrounding context, including recent nearby sales, development and local demand, and explains which changes are relevant to your property and which are not.

N° 07 · Before you decide to sell

First, understand what you have now

Connect with Flooz Digital

For long-term owners who are considering a sale but have not yet decided. Understanding the property's present position is useful before setting an asking price, planning further improvements or committing to sell.

A useful evaluation helps you ask

  1. What has materially changed?
  2. Which parts of the property remain original?
  3. What has been replaced or added?
  4. What condition is the property in now?
  5. Has its surrounding context changed?
  6. What is relevant before the next decision?

How a Flooz Digital evaluation works

We look at the context around the house: recent nearby sales, development, access, amenities and local demand.

  4. 04

    Findings and consultation

A clear explanation of the property's current position and what deserves attention before your next decision.

Flooz Digital does not promise a selling outcome or a guaranteed price. We provide property evaluation, property information and consultation so the next decision is made with a clear view of the property as it is.
